The Spring Surge (approximately February–May)

In Cleveland, the strongest buyer activity typically hits between early March and late May. Inventory rises, but so does demand—especially among Cleveland relocation buyers, families targeting Kenston, Solon, Chagrin Falls, Orange and West Geauga school districts, and professionals commuting into the city. Homes listed in this window often see the highest showing volume, strongest online traffic and competitive multiple-offer scenarios.

One things to keep in mind is the weather. When we have a tough Cleveland winter with subzero temperatures and a lot of snow, the spring market is slow to warm up. When we have a mild winter, the spring market can start in January or early February.

Early Summer Momentum (June–July)

If you miss the spring wave, don’t stress. Early summer is still a prime window for move-up buyers, corporate relocations, and families pushing to settle before school starts. Cleveland’s fall market attracts serious, qualified buyers—those who didn’t find the right home in spring or summer. With less competition, your listing stands out. Homes in the 44023 and 44022 ZIP codes often perform extremely well in September.

In this low inventory market, seasonality matters less and less. I’ve seen homes sell well in every month of the year simply because there are more buyers than homes listed.
