Pumpkin spice isn’t just for lattes—it’s for real estate too. Fall is one of the coziest times of year, and buyers love the warm, inviting vibe that comes with it. If you’re thinking about selling, autumn can be a great time to do it. Buyers tend to be serious, the market is steady and homes here shine when surrounded by autumn colors. The key is knowing how to make sure your home stands out when the leaves (and offers) start falling.
Embrace the Curb Appeal (Leaf Blower Required)
First impressions matter, and in fall, your yard tells a story. Make sure it says “Welcome Home” and not “Haunted House.” Rake the leaves, keep walkways clear and add a pop of seasonal color with mums, pumpkins or a festive wreath. Buyers are pulling up expecting charm, not chaos! Think of your front porch or doorway as your home’s Facebook cover photo—it has to catch people’s attention and make a great first impression. Think about visiting one of our local nurseries like Breezewood and Loews (to name a few of my favorites) to pick up those mums and cornstalks and go to town.
Create a Cozy Interior
Fall buyers want to walk into warmth and comfort. Keep the lighting bright, add a cozy throw blanket or two, and bring in subtle seasonal décor. A bowl of fresh apples from Howard’s or a vase with autumn branches can add just the right touch. If you have a fireplace, play it up as the focal point of the room. Handle the Seasonal To-Do List
Northeast Ohio winters aren’t far away, and buyers know it. Get ahead by having your furnace serviced and save the receipt to share with potential buyers. It will be one less big-ticket item for them to be concerned about as they head into home inspections. Another big one—definitely have your gutters cleaned. A lot of ice damming and water intrusion problems could be avoided if you just cleared your gutters. If your home has a septic system, I would contact the Geauga County health department and arrange for a pre-sale inspection. These systems can’t be inspected in frozen or very wet conditions, so how great to have this taken care of prior to putting your home on the market.
Price Your Home Strategically
Fall buyers are often super motivate…maybe they want to purchase before the holidays or winter. But that doesn’t mean they aren’t looking at the comps just like spring and summer buyers. Make sure your price coincides with recent sales as well as the size, age, condition and features of your home if you want to ensure a timely sale that nets you the most money. Sometimes the rumors about a house can be worse than the actual truth. It’s smart to confide in your Realtor when listing and see what he or she recommends. They can find a way to handle it with clarity and professionalism.
But it is October, so of course we have to talk about haunted houses! In my 16 years practicing real estate here, I’ve yet to come across one of those in the Chagrin Valley area. Cleveland’s Franklin Castle in Ohio City is known as “Cleveland’s most haunted house” but luckily it hasn’t hit the market during my tenure.
According to Zillow and Homes.com, homes with a “dark past” can sell for up to 15–20% less and of course take longer to move off the market. But as any savvy Realtor will tell you—perception can be shifted. With the right marketing, solid staging, and a little curb appeal magic, a stigmatized home can become a steal for a smart buyer.
