We’ve been experiencing a seller’s market for really since Covid. You’d have to rewind to 2020–2021 to find a buyer’s market in Northeast Ohio. Inventory levels were higher, days-on-market stretched longer, and buyers had more leverage—think price negotiations, seller concessions, and fewer bidding wars. It wasn’t a bargain-basement market, but buyers didn’t need to sprint to get a house either.

So why should homeowners care? Because understanding the cycle helps you make smarter moves. In a seller’s market, your home may command a stronger price, attract more buyers, and sell faster with fewer headaches.
